How To Choose A Painter - Tips On Finding A Qualified Naperville Painting Contractor

July 10

Hi.  Here's a brief "what to consider when hiring a painter" reference paper.

First things first - compile a list of exactly what you want done. Describe the job in detail (walls, ceiling, baseboards, window trim, windows, door trim, doors, crown molding - as well as repairs needed), including specific products or colors you want (or the general look you want), a desired timeframe, and any possible obstacles (drywall repairs, etc.).  Giving each contractor the same information on which to base their estimates on will help you compare "apples to apples." If you have the ability to email pictures or a floor plan so much the better.

Next - create a list of potential painters. Sources may include referrals from friends, reviews on Angies List (you have to join - it's usually under $10 a year and is more reliable than unconfirmed reviewing sites), the Better Business Bureau, or reviews on Yelp! (free, but of varying reliability).  Three candidates are usually enough for you to make an informed decision without tying up too much time.  Probably a smaller number for a smaller project and vice a versa.  You'll find that in the busy season (nice weather) it is not uncommon to have no shows from some painters who operate on more short term considerations.

In addition to checking review sites, when initially talking to each contractor, ask for references from the past month. They should provide the names of people who commissioned projects similar to yours (somewhat recently is the key).  You need to call or email them and then determine the painters you allow to bid on your project.  The reason for this extra step is to ensure that the reviews available online are referring to work done by current employees.   All businesses experience turnover which can affect quality.

Each step in the process is important as you begin to form your opinions. The ideal contractor will be on-time, businesslike and courteous, and be prepared to answer questions and offer suggestions. Don't hesitate to ask! It will help you make an informed decision. After interviewing with several you should ask your top three or four choices to prepare comprehensive proposals. These proposals should include:

  • The type and amount of surface preparation (with a description of technique)
  • Using painter's tape (where?), patching, drywall repairs
  • Priming (a must for bare or patched surfaces or stained areas)
  • Caulking (and where it will be used)
  • The brand of paint (you need to agree on the manufacturer's name and specific product line and sheen)
  • The number of coats to be applied in each area
  • Firm cost (what is/what is not included)
  • A start date and completion date
  • Payment terms

Review the proposals and ask additional questions. If, for example, one painting contractor's cost is substantially higher or lower than his competitors', ask why. Neither are necessarily a bad thing so be specific in your comparisons. A higher fee might indicate that he takes more time and care or that they just charge a lot.  A lower fee might indicate that he uses less-expensive tools and less costly or even less supplies or potentially less experienced labor.

Unless the task is enormous or the timeline is weeks in length you should avoid any painting contractor looking for a down payment. Also, ask for a week after completion before payment becomes due. This gives you a chance to carefully inspect the job (without being rushed) and insures that any touch ups are identified and completed promptly.

Tips On Upgrading Your Home's Appeal - PAINTING SELLS HOMES

 November 22

In today's market attention to detail is vitally important; it's the small touches that really make all the difference. If you're thinking of selling your home these details become even more critical.  Buyers expect homes to be in move-in condition. Realtors are unanimous in advising "neutral colors sell".

Remember that your criteria needs to shift from your personal taste to what will help present your home with the broadest appeal. This means that, for walls, white is too stark and vivid colors are too taste specific. Even among neutral colors there should be some cohesion and flow to your home to allow buyers to feel comfortable and at home. You'll want to avoid a patchwork approach which makes each room a completely different color. Think subtle shifts, clean and calm.

Feeling a little overwhelmed?

Help is available. Try our webpage on Color Selection .

Or if you'd like to have a color professional help create a look that's attractive and current you may prefer to use an actual in-home color consultant.  They are available at most paint stores or through painting contractors.  We can arrange this in home service free of charge while you may need to spend from $75 to $200 for a paint store color consultant to come to your home.

Kitchens have become the most important room to buyers. An unattractive kitchen can put buyers off and maybe alert them to larger issues of neglect and age. You probably realize that upgrading an entire kitchen can be a daunting and potentially costly process. Budget and return on investment usually dictate the extent of any renovation.

Your options range from hardware replacement, cabinet painting or re-staining, on through to a complete kitchen redesign & renovation.  Painting existing cabinets has become quite popular, but can be tricky if not done properly. The existing surfaces must be carefully prepared (cleaned and sanded), at least one coat of primer applied, followed by meticulous painting (2 coats). Ultimately the results must pass the scrutiny of a buyer's cautious eyes. If having your cabinets professionally painted is part of your plan you can always rely on us.  Using a painter who will use a high end sprayer (the best ones cost $2,000+) will produce a factory finish on cabinets, giving the appearance of brand new cabinets for a relatively small amount of money.

When thinking of colors that will help sell your home always remember that you need to appeal to the buyers.  If you have a three+ bedroom home your target buyers will likely be young people with kids.  A one to two bedroom condo may be most appealing to empty nesters (or a single person of any age).  Think about who is most likely to be moving in.  It's important to understand color preference trends.  In general, younger people (under 40) tend to like white trim and light gray walls.  Older buyers still love beige.   The fewer the number of colors used throughout your home the better.

The sheen of paint used is also important.   Flat paint helps to hide surface imperfections and so is your best choice when painting to sell.

Best wishes on the sale of your home.
